Job Description

Lakewood UMC is seeking a Director of Facility Operations who will have oversight over the property inside and outside of the church, oversee regular maintenance, conduct repairs, engage with contractors when needed, and liaise with the church’s Board of Trustees on an ongoing basis to provide updates related to the health of the church’s facilities and to recommend both minor and major repairs, maintenance concerns, and capital improvements.

The ideal candidate is a self-starter, problem solver, troubleshooter, collaborator, and can demonstrate patience and kindness to a wide range of humanity that interacts with the church. 

Lakewood United Methodist Church is a progressive Christ-following Methodist community who serves as a hub for the surrounding community and an active participant in the Arts district in which it is located. Lakewood UMC hosts a gallery and houses the operations of multiple community partners ranging from non-profits whose mission is to feed hungry elementary-aged children to artists who create in studio spaces throughout the church. 

Pay: Hourly, $21/hr

Hours: 20/week with opportunities for additional hours related to event support

Benefits: paid federal holidays, 40 hours of accrued PTO every year, sick days, personal days, flexible hours

This job requires location in the Denver metro area of Colorado and is not a remote position.

Requirements

Skills:

  • A versatile “handyman” skill ranging from minor electrical repairs, carpentry, plumbing, and HVAC-related work
  • Problem-solving
  • Ability to research solutions to problems they don’t know how to solve
  • Punctuality
  • Ability to drive a vehicle and a valid driver’s license
  • General skills with a computer ranging from word processing to using an internet browser
  • Ability to lift and move objects up to 50 lbs
  • Ability to climb ladders and work from heights
  • Ability to manage the scheduling of various events in a multi-use facility and coordinate with users of the facility

Desired skills:

  • General knowledge and experience with:
    • natural gas powered boilers
    • forced air natural gas furnaces
    • evaporative coolers
    • carpentry
    • electrician work (120v and 240v)
    • plumbing
  • General understanding of real estate concerns and meeting building and zoning code requirements
  • Project management and supervisory skills
  • Ability to maintain professionalism and kindness to a wide variety of people with varying personalities

Minimum Education:

  • GED or High School Diploma

Responsibilities

  • Ongoing facility and campus maintenance owned by and used by Lakewood UMC:
    • seasonal turning on and off of boiler/heat
    • seasonal turning on and off of swamp cooler
    • seasonal turning on and off of sprinklers
    • a regular “walk through” to catch things in need of repair
    • regular trash pick ups on grounds
    • handling situations when community partners use the space improperly
    • responding to encroachments: encampments, garbage, etc.
    • coordination of repairs and maintenance
      • maintaining a punch list
      • coordinating contractors when needed
      • Approving invoice payments up to $1,000, and beyond that seeking approval from Board of Trustees
      • regular communication with trustees
      • collaborating with staff to complete repair and maintenance tasks as needed
  • Supervision of custodial staff and any other labor related to maintenance and upkeep of facility
  • On call for emergencies, burglar alarm calls, etc.
  • Manage scheduled events and set up/tear down if necessary (for additional paid hours)
  • Procure maintenance, repair, and custodial supplies
  • In conjunction with staff and board of trustees, maintain, manage, and oversee all vendors providing contracted services to facility
  • Attendance at board of trustees meetings and liaising between staff and board of trustees when necessary
  • Keep record of expenses related to the use of church budget for facility upkeep, maintenance, and repair
  • Provide support in emergencies, and assist staff in keeping campus secure

Additional Expectations: This role requires flexibility in available hours, including potential weekends, as well as secular and religious holidays. This job will require “on-call” hours related to responding to burglar alarms, etc. This job may require minor use of the employee’s vehicle to procure materials, products, etc. The employee must assure sound and open communications between themselves, staff, community partners, and congregants of LUMC.
