Job Description

Job Title: Building Manager
Reports to: Senior Pastor

Supervisor Of: Assistant Building Manager/Custodial Staff/Volunteers
FLSA Status: Full-Time, Exempt

 

Position Summary: The Building Manager oversees the care, maintenance, and efficient operation of all church buildings, grounds, and technology systems to ensure a safe, welcoming, and functional environment for worship, ministry, and community use. This role involves hands-on work, coordination of vendors and contractors, and collaboration with staff and volunteers.

 

Facility Maintenance & Operations

  • Perform or coordinate routine maintenance and repairs for church buildings, grounds, equipment, HVAC, plumbing, and electrical systems.
  • Oversee staff assistant and a team of volunteer maintenance workers for small projects and necessary building set-up/rearranging for ministry functions.
  • Serve as the point of contact for external vendors and service providers, schedule and supervise contracted work, and review invoices in coordination with church finance staff.
  • Oversee opening/closing of facilities. Respond to alarms or emergencies as the primary contact.
  • Supervise custodial staff or volunteers (if applicable) and ensure cleanliness standards are met throughout the facility. Provide hands-on custodial support when necessary.
  • Coordinate (with Office Manager) facility use, room setup, HVAC schedule, and keys/codes.
  • Serve as the primary on-call for opening/closing buildings for outside groups.

 

LongTerm Maintenance & Improvement

  • Develop, implement, and regularly update a comprehensive preventive maintenance plan (multi‑year horizon, e.g., 5-7 years) for all building systems (HVAC, electrical, plumbing, fire protection, roofing, parking/grounds, security, IT/network, etc.).
  • Create and maintain a multi‑year CIP that prioritizes major repairs and replacements, renovations, and new projects.
  • Include project scopes, timelines, estimated costs, funding sources, and risk/benefit analysis.
  • Align CIP with church needs, growth, and mission priorities; present to leadership for approval.

 

Safety & Compliance

  • Ensure compliance with local building codes, fire and safety regulations, and church policies.
  • Maintain security systems and serve as liaison with emergency services and alarm monitoring.
  • Conduct regular inspections and respond promptly to facility-related issues or safety concerns.

 

Qualifications:

  • Prior experience in building or facilities management, maintenance, or custodial services.
  • General knowledge of building systems (HVAC, plumbing, electrical, etc.).
  • Ability to work independently and manage multiple priorities.
  • Strong interpersonal and organizational skills.
  • Basic computer proficiency (e.g., email, spreadsheets, scheduling tools).
  • Willingness to work flexible hours, including evenings or weekends as needed.
  • Alignment with the mission and values of the United Methodist Church.
  • Ability to lift up to 50 pounds, climb ladders, and perform manual labor as needed.
  • Ability to walk the campus and be on your feet for extended periods.
