Job Description

The Facility Director is responsible for maintaining all aspects of the church campus to ensure the building and grounds are well kept, clean, safe, inviting and always in compliance with existing city code and regulations.

Summary of Responsibilities:

  • Budget:
    • Oversee a 1.7 million dollar budget
    • Bi-Monthly payroll
    • Review and submit all invoices
    • Create a budget yearly in Martus in the third quarter
    • Submit for all Foundation grant requests to ensure funding of budgeted and non-budgeted expenses
  • Essential Duties and Responsibilities:
    • Hiring staff as needed to perform routine maintenance, set ups, and cleaning facilities.
    • Purchasing of all levels of facility supplies
    • Set work schedules
    • Contract services such as janitorial, trash, utilities, grounds maintenance, elevator maintenance, pest control, HV AC and Chiller repairs
    • Oversee vendors
    • Site surveys with vendors
    • Yearly review of vendors contracts
    • Collect COI’s for every vendor
    • Project manage all major construction, renovation and repair projects
    • Coordinate with 501C3’s for building updates and grounds use
    • Coordinate all event set ups with Assistant Facility Manager
    • Oversee all yearly inspections: Fire Alarms, Elevators, Fire Suppression System, Backflow drains, ect.
    • Manage energy maintenance system to ensure maximum efficiency use of HV AC daily
    • Maintain a preventative maintenance log and perform preventative maintenance for all aspects o facilities and update monthly
    • Coordinate and schedule police for all campus activities requiring security and or traffic control
    • Oversee and coordinate Insurance for LLUMC, WHC, WP, 723 and 12th step; meet with insurance agents, communicate for policy renewals, coordinate and facilitate any claims with the insurance personnel.
    • Work with the Inwood HOA for any needs and attend bi-annual meetings
    • Back up staff person for all details regarding inurnment services and niche stone carvings, transfer and inurn cremains and maintain records
    • Coordinate rooftop access for AT&T and Verizon contractors for cell tower maintenance (when Facility Manager is not available)
    • Coordinate bi-annual landscape color changes
    • Maintain pools and fountains
    • Perform annual reviews for Facility team
    • Maintain Building security and update as needed
    • Execute monthly Fire Drills
    • Create and update emergency procedures
    • Train facility staff on emergency procedures and safety measures
    • Order Name plates for staff (LLUMC and WHC)
    • Distribute keys for staff and collect keys as staff members leave
    • Make keys as needed
    • Negotiate electricity contracts with broker
    • Respond to emergencies (24/7)

Qualifications

  • Proven experience in facilities management or a related field, with a strong background in mechanical knowledge and industrial maintenance.
  • Familiarity with logic controllers and their application in facility operations is preferred.
  • Strong leadership skills with the ability to supervise a diverse team effectively.
  • Excellent problem-solving skills with a logical approach to troubleshooting issues.
  • Proficiency in using CMMS software for maintenance management is highly desirable.
  • Strong organizational skills with the ability to manage multiple projects simultaneously while maintaining attention to detail.
  • Excellent communication skills to interact effectively with staff at all levels of the organization.
